My name is Naomi Thomas and I have been in the industry since 1999 and I would love to help private landlords and tenants in the rental maze. I will assist you where I can and use my knowledge and experience to help you overcome any dilemmas.

As a private landlord you have made the decision to manage your property yourself which can be a challenging/stressful time, or with the right tenant it can be extremely rewarding. You may feel confident enough to take on your own investment property until something doesn’t go to plan and you need to reach out for help. This is where I can come in. As a private tenant you may feel that the owners aren’t taking your maintenance requests seriously or your rent isn’t being recorded correctly, you’re not sure if your bond has been lodged with the Bond Administrator.

The most common reason a landlord chooses to manage a property themselves is that they’ve had a bad experience in the past.

Even as an agent I still have trouble getting agencies in many areas to communicate and respond to emails or phone calls. So, you are not alone, and I can totally relate and understand where you are coming from.

But… Not all agents are the same. I actually care what happens with an owner’s investment property and care about tenants being comfortable in their homes. This is why I want to help others.

Private landlords have told us that some tenants looking to lease with them, aren’t required to provide as much history on their previous background as a real estate agent would request.

I’m certainly not suggesting all tenants seeking private rental properties are not desirable tenants, private landlords just need to be careful and protect themselves.

Private landlords still have the same rules and legislation to abide by when managing their property as a real estate agents do.

So that’s why I have started my help line. There are not a lot of services out there to assist landlords when the tenants fall into arrears. If you are required to terminate, or you have to apply to take a tenant to court, its difficult to know exactly what you are required to do. What do you do if your tenant needs to move out and they won’t leave?

There are heavy fines in place for private landlords if they

*Do not lodge the bond correctly

* If they don’t ensure that the smoke detectors are rcd’s are up to date or regularly checked.
